Pompano Beach Real Estate Market Update: Single-Family Homes and Condos — September 2026
By Oliver Hoffmann, Broker at Pompano Beach Realty
The Pompano Beach real estate market showed different conditions for single-family homes and condos in September 2026. Single-family home inventory declined sharply, while the median sale price increased. The combined townhouse and condo market recorded fewer closings, longer contract timelines and more inventory relative to its sales pace.
For buyers comparing Pompano Beach homes for sale and Pompano Beach condos for sale, these differences help put asking prices and negotiating conditions into perspective. For sellers, the figures reinforce the importance of comparing properties within the correct market segment.
This update examines September 2026 statistics and January–September results from the Local Market Update published by REALTORS® Broward | Palm Beaches | St. Lucie.

Fewer Single-Family Homes for Sale in Pompano Beach
Available single-family inventory declined from 364 to 260 homes. Months of inventory fell from 6.9 to 4.6 months, indicating less supply relative to the sales pace than a year earlier.
However, declining inventory does not automatically prove stronger buyer demand. New listings fell 15.2%, pending sales declined 4.0%, and September closings increased by just one transaction. Fewer homes entering the market contributed to the changing supply picture.
For buyers searching for Pompano Beach houses, overall selection has narrowed. Competition still depends on the property’s location, condition, price range and alternatives available nearby.
Are Pompano Beach Home Prices Increasing?
The September median sale price increased 5.9%, while the average sale price declined 4.9%. These measures can move in opposite directions because the mix of homes sold changes from one reporting period to another.
The report does not establish that every Pompano Beach home appreciated 5.9%. A waterfront property, a renovated pool home and a house requiring major repairs can perform differently within the same citywide market.
When comparing Pompano Beach single-family home prices, relevant property characteristics include:
- Location, lot size and interior living area.
- Waterfront access and property-specific amenities.
- Interior condition and quality of renovations.
- Roof age, air-conditioning equipment and impact protection.
- Pool condition and anticipated maintenance expenses.
The market report does not assign separate dollar values to these features. Their contribution to a property’s value needs to be assessed using relevant comparable sales.
How Long Are Pompano Beach Houses Taking to Sell?
The median time to contract increased from 78 to 81 days. Despite reduced inventory, the median contract timeline did not shorten.
Time to contract measures the period before a property goes under contract, rather than the entire period through closing. It describes market activity and does not predict the selling time for an individual home.
Single-Family Home Results Through September 2026
The January–September figures provide a broader view of Pompano Beach real estate activity:
- Closed sales: 484, up 1.7% from 476.
- Median sale price: $525,000, up 5.0% from $499,950.
- Average sale price: $825,318, up 14.2%.
- New listings: 834, down 12.9%.
- Median time to contract: 76 days, compared with 72 days a year earlier.
The year-to-date median of $525,000 covers nine months of transactions. September’s $598,400 median covers one month. They represent different reporting periods and should not be used interchangeably.
What This Means for Single-Family Home Sellers
Reduced competing inventory may support a seller’s position, but pricing still needs to reflect recent comparable sales and the home’s condition. A higher citywide median does not justify an automatic price increase for every listing.
The reported original-list-price figure was 94.0%. This aggregate measure is not a guaranteed outcome or a recommended negotiating discount, and it excludes seller concessions.
What This Means for Single-Family Home Buyers
Buyers should compare the purchase price with the property’s condition and anticipated ownership expenses. A lower asking price can become less attractive if substantial repairs or system replacements are needed after closing.
The combination of lower inventory and an 81-day median time to contract supports evaluating each listing on its own merits. Neither figure means every home will sell quickly or that every seller will negotiate substantially.

2. Pompano Beach Condos: Prices, Sales and Inventory
The Pompano Beach condo market, as represented by the report’s combined townhouse and condo category, had a slower sales pace and more supply relative to activity than the single-family market.
September closed sales declined 22.7%, median time to contract reached 128 days, and inventory stood at 8.9 months of supply.
Category clarification: These figures describe the combined townhouse and condo category, not condos alone. The source notes coverage of condo/co-op, townhouse, villa and condo-hotel subtypes. Individual condominium buildings may perform differently.

Condo Inventory Remains Higher Relative to Sales
Available townhouse and condo inventory declined 18.8% to 869 properties. Months of supply fell from 11.1 to 8.9 months, but remained substantially above the single-family market’s 4.6 months.
These figures suggest greater negotiating flexibility in the combined townhouse and condo segment than in the house market. That interpretation does not establish bargaining power for every transaction; leverage depends on the unit, asking price, competing listings and seller’s circumstances.
For buyers comparing Pompano Beach condos for sale, building-level competition matters. Units with different fees, views, amenities and conditions are not necessarily direct substitutes.
Are Pompano Beach Condo Prices Rising?
The combined category’s median sale price increased 2.6% to $256,500 in September. The average increased 40.1% to $548,978.
The average price increase does not establish 40.1% appreciation for typical condos. A change in the mix of transactions, including higher-priced sales, can materially affect the average.
The report does not identify which transactions caused the difference. Recent comparable sales within the same building or closely competing buildings provide more relevant evidence for an individual condo valuation.
Longer Contract Timelines for Townhouses and Condos
Median time to contract increased by 25 days, from 103 to 128 days. Closed sales declined from 88 to 68, while pending sales fell 6.7%.
For sellers, this supports realistic expectations about marketing time and carrying costs. For buyers, it provides context for careful comparisons without establishing that every seller will accept a large reduction.
Townhouse and Condo Results Through September 2026
- Closed sales: 869, down 2.2% from 889.
- Median sale price: $275,500, unchanged year over year.
- Average sale price: $494,100, up 29.8%.
- New listings: 1,761, down 18.0%.
- Median time to contract: 102 days, compared with 88 days a year earlier.
The unchanged year-to-date median and longer contract timeline provide a more measured picture than the large increase in average price alone. Fewer new listings have not translated into faster contracts across the combined category.
What Pompano Beach Condo Buyers Should Compare
A lower purchase price does not automatically mean a lower total ownership cost. When comparing condos, relevant considerations include:
- Monthly association charges and included services.
- Existing assessments and anticipated repair expenses.
- Unit condition and renovation needs.
- Insurance expenses and coverage responsibilities.
- Parking, views, amenities and building location.
- Building rules affecting the buyer’s intended use.
The market report does not quantify these factors or establish their effect on September sales. They remain important distinctions when evaluating individual properties.
What Pompano Beach Condo Sellers Should Know
A competitive asking price should reflect recent comparable sales and current alternatives available to buyers. The highest asking price in a building is not the same as evidence of a completed sale at that price.
The reported original-list-price figure was 87.7%. It does not mean every seller will accept 12.3% below asking, and it excludes seller concessions.
Why Houses and Condos Need Separate Market Analysis
The September 2026 Pompano Beach real estate figures show distinct conditions. Single-family homes had tighter supply and a higher year-to-date median sale price. The combined townhouse and condo category had more inventory relative to sales, longer contract timing and an unchanged year-to-date median.
For both property types, citywide statistics provide context. An individual property’s value depends on relevant comparable transactions, its condition and the alternatives available to buyers.
