The headline numbers suggest a stronger market, but the underlying data shows two different conditions: single-family homes are moving closer to a balanced market, while condos and townhouses remain more favorable to buyers because of longer marketing times and higher inventory.

Pompano Beach recorded 69 single-family home sales in June 2026, exactly the same number as in June 2025. Although sales volume remained flat, prices increased substantially.

The median single-family sales price reached $550,000, up 15.8% from $475,000 one year earlier. The average sales price increased even more dramatically, rising 65.5% to approximately $1.17 million.

The unusually large increase in the average price was likely influenced by several high-value luxury or waterfront sales. For most homeowners, the median price is a more reliable measure of the overall market.

Single-family sellers received an average of 92.7% of their original asking price, compared with 91.2% in June 2025. Homes took a median of 82 days to go under contract, five days longer than the previous year.

Inventory declined sharply. There were 288 single-family homes available for sale, down 22.4%, while the months’ supply of inventory fell from 6.9 months to 5.1 months.

There were 115 closed sales in June 2026, up 21.1% from 95 sales one year earlier. The median sales price declined 3.6% to $265,000.

The average sales price increased sharply to $603,470, up 62.7%. As with single-family homes, this substantial increase likely reflects the sale of more expensive waterfront, oceanfront or newer luxury condominiums rather than a uniform increase throughout the entire condo market.

Condo and townhouse sellers received an average of 90.5% of their original asking price. Properties took a median of 101 days to secure a contract, up from 84 days in June 2025.

Inventory declined by nearly 25%, but the market still had an 8.8-month supply of available properties. That level remains favorable to buyers, particularly in older condominium buildings or communities facing higher maintenance fees, special assessments, insurance increases or structural reserve requirements.

The condo market is active, but buyers remain selective. Buildings with strong financial reserves, completed inspections, manageable maintenance fees and limited assessment exposure are generally better positioned than older buildings with unresolved financial or structural concerns.

Through June 2026, single-family home sales increased 2.9% compared with the first six months of 2025. The year-to-date median sales price rose 7.5% to $535,000, while the average sales price increased 22.5% to approximately $882,429.

Townhouse and condo sales increased 5.2% year over year. However, the year-to-date median price declined 4.7% to $276,250. Condo inventory remains elevated despite a reduction in new listings.

These numbers reinforce the fact that Pompano Beach does not have one uniform real estate market. Waterfront homes, non-waterfront homes, newer luxury condominiums and older condominium buildings can produce very different results.

Single-family buyers face more competition because inventory has fallen to a 5.1-month supply. Buyers still have negotiating room, but well-priced homes in good condition may receive stronger interest.

Is It a Good Time to Sell a Home in Pompano Beach?

The current market is generally favorable for single-family home sellers, particularly those with updated homes, waterfront properties or houses in desirable east Pompano Beach neighborhoods.

Single-family inventory is down more than 22%, the median price has increased, and sellers are receiving a larger percentage of their original asking prices. These conditions create a stronger selling environment than the headline sales count alone might suggest.

However, pricing remains critical. The median time to contract increased to 82 days, demonstrating that buyers will wait or walk away when a home is priced above its condition or location.

Condo sellers face a more complicated market. Sales activity is improving, but the median price is lower, marketing times are longer and buyers have substantial inventory from which to choose. Condo owners should price against recent closed sales rather than relying on competing asking prices.

A condo in a financially stable building with completed milestone inspections, adequate reserves and no major assessments can still sell well. A similar unit in a building with unresolved financial or structural issues may require a significant discount.

The June 2026 data points toward a more stable single-family market and a gradually improving but still buyer-favorable condo market.

Declining inventory may support pricing during the remainder of 2026, but affordability, mortgage rates, insurance premiums, condominium assessments and property condition will continue to influence buyer decisions.

The strongest properties should continue to sell. Overpriced or poorly maintained properties may remain on the market regardless of broader market statistics.
