The Pompano Beach real estate market showed two distinct trends in July 2026. Single-family homes experienced stronger sales, rising median prices, and sharply lower inventory. Meanwhile, the townhouse and condo market remained more favorable to buyers, with fewer closed sales and a considerably larger supply of available properties.

For anyone considering buying or selling Pompano Beach real estate, the type of property matters. Single-family homes and condominiums are currently operating under different market conditions.

Pompano Beach Single-Family Home Market

Single-family home activity strengthened substantially in July 2026.

A total of 56 single-family homes sold in Pompano Beach, compared with 47 in July 2025. That represents a 19.1% year-over-year increase in closed sales.

The median sales price increased to $554,750, up 18.3% from $469,000 one year earlier. Year to date, the median single-family home price reached $544,682, a 10% increase from the same period in 2025.

The most important single-family trend is the contraction in available inventory. The number of homes for sale declined by 28.5%, while pending sales increased by 22.9%. This combination indicates stronger buyer demand and greater competition for appropriately priced homes.

A 4.7-month supply places the single-family segment closer to a balanced market, with conditions potentially favoring sellers in desirable neighborhoods and price ranges.

The average sales price declined by 2.2% even though the median price rose sharply. This is not necessarily evidence of falling values. It likely reflects a change in the mix of homes sold, such as fewer exceptionally high-priced properties closing during the month. Buyers and sellers should therefore avoid relying on one citywide average when evaluating a specific property.

The Pompano Beach condo market remained slower and more buyer-friendly than the single-family home market.

There were 93 condo and townhouse sales in July 2026, down 17.7% from 113 sales in July 2025. The median sales price increased 9.3% for the month, reaching $295,000.

However, the year-to-date median price was $280,000, down 1.6% from the same period in 2025. That broader figure suggests condo prices remain under pressure despite July’s year-over-year increase.

Although condo inventory declined significantly, an 8.6-month supply still gives buyers considerably more leverage than they have in the single-family market. Buyers may encounter more choices, longer marketing periods, price reductions, and sellers willing to negotiate.

The 24.7% increase in the average condo sales price should be interpreted cautiously. High-value oceanfront or luxury condo transactions can raise the citywide average even when the broader market is relatively soft. The year-to-date median price decline of 1.6% provides a more restrained view of overall condo pricing.

Is Pompano Beach a Buyer’s or Seller’s Market?

The answer depends on the property category.

Single-Family Homes

The single-family segment has tightened considerably. Declining inventory, increased pending sales, and a 4.7-month supply create stronger conditions for sellers, especially when a home is updated, properly priced, and located in a desirable neighborhood.

Buyers should still examine comparable sales carefully. Homes took a median of 75 days to secure a contract, and sellers received 92.9% of their original asking prices on average. That gap shows pricing discipline remains important and that negotiation has not disappeared.

Condos and Townhouses

The condo and townhouse segment continues to favor buyers. An 8.6-month inventory supply, fewer closed sales, fewer pending transactions, and a 100-day year-to-date median time to contract indicate slower demand.

Condo buyers may have greater negotiating power, but price should not be the only consideration. Association finances, reserves, insurance costs, special assessments, building condition, inspection requirements, and condominium regulations can materially affect ownership costs and resale value.

What the July 2026 Market Means for Pompano Beach Sellers

Single-family homeowners may be entering a better selling environment than they faced one year ago. Inventory is lower, sales activity is higher, and median prices have increased. This does not mean every home can support an aggressive asking price. Sellers received an average of 92.9% of original list price, demonstrating that overpriced homes still require reductions or concessions.

Condo sellers face greater competition. Properties with strong reserves, reasonable monthly fees, completed structural work, updated interiors, and no major pending assessments are likely to outperform units with financial or maintenance uncertainty.
