July 2025 Pompano Beach Housing Market Update
Pompano Beach Real Estate showed mixed trends in July 2025, with single-family homes and townhomes/condos performing differently as buyers and sellers adapt to shifting market conditions.
Pompano Beach Single-Family Homes
Pompano Beach Single-family homes saw fewer closed sales, dropping 15.4% year-over-year (33 in July 2025 vs. 39 in July 2024). Despite fewer transactions, both median and average sales prices rose, with the median price climbing 8.7% to $565,000 and the average sales price jumping 21.7% to $808,990.
This price growth pushed the total dollar volume up 3.0% compared to last July. However, sellers in Pompano Beach received slightly less leverage, with the percent of original list price received slipping to 89% from 93.1%.
On the supply side, new listings in Pompano Beach increased 15.9% and inventory rose 21%, bringing the months’ supply of inventory to 5.7 months, indicating a more balanced market compared to last year’s 4.8 months.
Pompano Beach Townhomes & Pompano Beach Condos
The Pompano Beach Condo and Pompano Beach Townhouse market painted a different picture. Closed sales increased 6.6% year-over-year (97 in July 2025 vs. 91 in July 2024). Prices also strengthened, with the median sales price rising 4.4% to $273,500 and the average sales price up 26.7% to $408,091.
Dollar volume surged an impressive 35.1% year-over-year, showing strong demand. Pending sales rose 21.3%, and inventory climbed modestly by 8.4%, giving buyers more options. The months’ supply of inventory rose to 9.1 months, suggesting a buyer-friendly environment with plenty of choices compared to last year’s 7.7 months.
Pompano Beach Real Estate Year-to-Date Snapshot
- Pompano Beach Single-Family Homes: Prices remain up, with median sales price at $518,500 (+4.7% YTD), while closed sales are slightly higher than last year (+2.0%).
- Pompano Beach Townhomes/Condos: YTD closed sales are down 10.1%, and the median sales price slipped 3.3% to $290,000. Still, average prices remain steady, and time to contract lengthened as buyers take more time to decide.
