Pompano Beach Real Estate Market Update – September 2025

The Pompano Beach real estate market continues to show dynamic shifts across both the single-family and condo/townhome sectors as we move into the final quarter of 2025.

Single-Family Homes

The median sales price for single-family homes in Pompano Beach jumped 43.4% year-over-year, rising from $440,000 in September 2024 to $631,178 in September 2025. Despite this significant price increase, the number of closed sales dipped by 10.3%, with 35 homes sold compared to 39 the previous year.

The average sales price fell by 13.3% to $800,435, and total dollar volume was down 22.1%, indicating fewer high-end sales driving the totals.
Homes are also taking a bit longer to sell — the median time to contract increased by 30.2% to 69 days.

On a positive note, inventory is up 11.2%, giving buyers more options. With a 5.5-month supply of inventory, Pompano Beach’s single-family market is leaning toward balance after years of tight supply.

Townhouses & Condos

The condo and townhouse market tells a different story. Median sales prices dropped 26.2% year-over-year, from $372,500 to $275,000, and the average sales price fell 26.5% to $421,723. Despite the dip in prices, inventory continues to climb, with 725 active listings and a 9.1-month supply — up 16.7% from last year.

Condo sales volume decreased 34.7%, largely reflecting fewer luxury transactions. However, buyer activity remains resilient, with pending sales up 8.3%, signaling steady interest in the more affordable segments of the market.

Year-to-Date Trends

Year-to-date figures show that the market is stabilizing after years of sharp movement.
• Single-family median prices rose 13.5%, reaching $545,000 for the first nine months of 2025.
• Townhouse/condo median prices, on the other hand, softened 5.2%, averaging $284,500 so far this year.

The data reflects a market undergoing normalization — with buyers gaining more negotiating power and sellers adjusting expectations after a period of rapid growth.
